Although property is a right of a perpetual nature, its ownership can be acquired temporarily. This is established, among other provisions, by Article 805 of the Civil Code, which recognizes the validity of designating a day or term on which the appointment of an heir or the effect of a legacy is to begin or cease. The analysis of the testamentary institution with a term and the legal status of the two involved parties—the initial holder of the assets and the successive holder—constitutes the purpose of this work.
