Abstract

In this paper it is analyzed the impact of extending the term of the mortgage, as the mortgage range guarantee securing it. In particular, we want to study that increase later accompanied by «reload» the mortgage loan, is, an increase of guaranteed principal occurs, and its consequences. For this it is necessary to point out what is meant by «reload» or «rechargeable mortgage», what is its true meaning, how it was originated, how it survives today reload this possibility and, ultimately, what happens when the increase of loan accompanies an increased term. All this is discussed considering the registry established jurisprudence and doctrine, to try to solve the problem that occurs when we increase the loan -recharge- and the term in one mortgage.
