Abstract

The problem of access to housing, of course, is one of the most worrying in recent years in Spain. The increase in real estate prices, the limitation of supply after the break due to COVID 19, the imminent rise in mortgage interest rates, the lack of supply of social housing, as well as housing for rent, and the problems that this entails, makes it necessary -at least- to think or look for new formulas to solve access to housing. In this paper we analyze some of the new proposals for intermediate tenures that are being proposed in other foreign legal systems, as well as those that have already been collected in Catalonia, to try to analyze their registration, the advantages, disadvantages, and the possibility of adaptation and incorporation into Spanish common law.
