Abstract

In the middle of the enter of the Blockchain technology era, even without it being sufficiently developed and explained, and with the adaptation of the classical legal parameters to artificial intelligence, we face the challenge of transforming the legal institutions that support our Order, both those dependent on the Public Administration (which has already begun to simplify a few years ago) and those strictly private. And in this scenario we find the digital modernization of the most important Institution of enactment of faith, the Property Registry, driven by the historically coveted coordination with the Cadaster that led to the reform of Law 13/2015, with the goal of offering a major legal security to the real estate. The constant digital transformation we are currently living, assuming that law and technology are disciplines condemned to coexist, makes us reflect on whether this technology could contribute to increasing legal certainty that holds this institution or even, if could replace it. Therefore, technology guarantees a legal security as yet unimaginable due to the immutability of both the information it stores and the identities it registers.
